Infrared technology is a non contact, non destructive science of interpreting various temperature differences between an object and its surroundings. This technology can be applied to many areas of our lives:

Energy analysis will indicate existing insulation voids in walls and ceilings resulting in heat loss and higher heating costs.

Detecting moisture intrusion at exterior walls from exterior water sources as well as interior water leaks in walls and ceilings resulting from plumbing or roof leaks.

Identify radiant floor heat tubes – We can detect and indicate where the existing radiant floor heat tubes are and also if they are leaking. If a remodel is planned, this is an extremely important service to prevent damaging the tubes and heat system when setting walls.

Electrical issues – An Infrared Thermal Scan of your electrical panel will show any existing hot spots in the panel from overloaded circuits, loose wires, or damaged breakers.

Infrared Thermal Imaging can provide accurate and detailed information not visible to the human eye by measuring the temperature signatures and variances of an object in relation to its surroundings. A report can be prepared containing pictures along with text describing any conditions revealed by the thermal imaging, and delivered at the same time as the Property Inspection Report. Homebuyers are increasingly aware of and concerned about environmental issues. We now offer the EDR Neighborhood Environmental Report to our clients, prepared by Environmental Data Resources, Inc. as an option in the due diligence process. The state and federal governments track and maintain information on environmental issues such as: landfills, leaking underground storage tanks, hazardous waste sites, superfund sites and meth labs. This Environmental Report looks at properties within 300 feet of the subject property (a 6 acre circle) informing you of any environmental issues existing within that area. If the search for environmental records shows a contaminated site within 300 feet, the site with known contamination will be listed in a concise and easy to read format.
